Mission

PropScout JP is a platform that analyzes Tokyo's 23-ward real estate market using machine learning on MLIT transaction data and hazard maps, translating complex data into plain language.

Data Sources

MLIT Real Estate Information Library — 2024 transaction data (6,623 records)
MLIT Hazard Map Portal — Liquefaction, flood, storm surge data
MLIT Station Ridership Data — 600+ stations

Methodology

Using a Gradient Boosting Regressor (R²=0.736) with 19 features (building age, ward, area, safety score, etc.) to predict fair price per sqm. The gap between actual and predicted prices identifies underpriced and overpriced districts across 764 locations.
